Every project is different. These are common ranges we see on the Gold Coast for quality builds with proper planning, compliance, and trade coordination.
Extensions
Base build: typically $3,000-$4,000/m² depending on complexity and finishes.
- 30-40m² ground floor extension: $100k-$150k
- 40-60m² extension: $150k-$250k
- Second storey additions: commonly $250k-$350k+
Large renovations
Renovations vary heavily based on the existing structure, access, and how much is changing.
- Bathrooms: from $35k (full strip and redo)
- Ensuites: from $30k
- Major renovations: project-dependent
Secondary dwellings
Typical timeline is 6-9 months including design, approvals, and construction.
Costs depend on size, site constraints, services, and finishes. We'll give you a realistic range after a quick feasibility call.
Dual occupancy
Dual occ projects are feasibility-driven (zoning, setbacks, parking, services, slope). If it's viable, we can manage the process end-to-end.
What drives cost on the Gold Coast

- Access: tight sites, steep driveways, or limited laydown areas slow everything down.
- Approvals: DA/BA pathways, referrals, and certifier requirements vary by site and scope.

A quick note on "cheap" quotes
